Recently we had a buyer contact us to help them search for a new home in Boise. During our buyer consultation the client said they were pre-approved with a lender. We affirmed that was a great start and asked if they would visit with our preferred lender for a second opinion.
They politely refused and we moved on to the home search. After finding them their perfect home and getting them under contract we quickly ran into a problem. The client was on a payment plan for past years’ taxes and had not made a payment on them yet. The out-of-state lender apologized for missing this important piece of information, but unfortunately it was too late to avoid heartache — the buyers would not be able to purchase that home.
