One of the most common questions I hear from homeowners is this: What improvements should I do before putting my home on the market?
Often sellers know there are things they could do to improve their home, but they may not have the time, money, or desire to manage repairs and improvements right before a move.
How We Help Sellers Prepare Their Homes Before Listing
Over the years Jill Giese & Associates at Keller Williams Realty Boise has helped more than 700 homeowners buy and sell homes across Boise and Ada County. One thing has become very clear: thoughtful preparation can make a significant difference in how buyers respond to a home.
That’s why in 2020 we launched our sister company to help our clients prepare their homes for sale. We work with sellers to identify improvements that can maximize their net proceeds, and our team manages the work so sellers don't have to coordinate contractors, schedules, or projects themselves. In many cases, we can even pay for those repairs and improvements up front and get repaid at closing.
The Improvements That Often Make the Biggest Difference
Sometimes the improvements are surprisingly simple: updated lighting, fresh paint, replacing dated hardware, and addressing deferred maintenance. These kinds of updates can help buyers immediately feel comfortable in a space and allow the home to show its best when it hits the market.
While we help sellers throughout the city, we’ve developed particular expertise with homes in Boise’s North End and other older properties, where thoughtful updates can make a dramatic difference. However, the same approach also works well for newer homes that simply need a refresh.
Preparing a home for sale isn’t about doing everything. It’s about focusing on the improvements that actually matter to buyers and that help sellers achieve the strongest possible result when their home sells.
Every home is different, but preparation is one of the most important steps to a successful Boise home sale.
If you’re thinking about selling and wondering which updates might actually make a difference, I recently shared more about our approach in a press release that was picked up by outlets including Digital Journal.
