One: Wanting to Work With Multiple Agents
Occasionally we talk to folks who want to work with more than one agent for their home search. They have the idea that having multiple agents searching for them is better than just one. However, not committing to an agent means you will be at the bottom of many agents’ lists instead of the top of one agent’s.
Great buyer's agents have a choice in who they work with — they know the market extremely well, get to know their clients needs and wants, and only use their valuable time to work with buyers who have committed to working with them by signing a Buyer Representation Agreement.
Two: Not Understanding The Value of a Buyer Representation Agreement
In the state of Idaho, you're not considered a ‘client’ until you enter into a written Representation Agreement with your agent. That means you're
merely a ‘customer’ and not entitled to client-level representation. The two key ingredients missing from a customer-level relationship are confidentiality and representation. ‘Confidentiality’ keeps your information private. The agent is not allowed to reveal your max price, motivation, or any other information about you without your permission. ‘Representation’ means it is the agent's legal and ethical obligation to do whatever is in your best interest, above their own and anyone else's.
Also, agents are required to show homes first to those people with whom they have a client relationship. This is important because there aren't very many homes on the market!
In order for an agent to devote countless hours to finding you the best home that meets your criteria in the least amount of time and at the best price, there needs to be a level of commitment on both sides. We call this our 'loyalty agreement' — we agree to work together in order to help you achieve your goal.
Three: Not Using An Experienced Real Estate Professional
There are ~5000 real estate agents in our local MLS. Many of these agents are inexperienced and work part-time in the real estate industry. In fact, in 2024 70% of agents didn’t sell a home at all!
Real estate is a full-time-plus job if you’re going to do it well. When full-time agents are not with clients, they are educating themselves on an ever-changing market honing their negotiation skills etc. Don't leave the purchase of your most valuable asset to someone who does not dedicate themself to being the best representative for you and your interests!
